Posted on August 4, 2013 Written by Nibby Priest

Have you ever thought about opening a retail business in downtown Henderson Kentucky?

There is a great building in downtown Henderson that is perfect for you! The building is at 234 N Main St in beautiful historic downtown Henderson Kentucky.

Notice the reflection in the picture above.  This building does have a view of the Henderson KY Riverfront and train bridge that crosses the Ohio River in downtown Henderson Kentucky.

This building has over 1100 square feet of open space.

234 N Main St, Henderson KY Retail Office Space for Rent

I have for several years owned the twin building next door to this one at 232 N Main. Recently, I acquired the 234 North Main Street address.

Over the years, this space has been a hair salon, financial institution, insurance agency, financial adviser office, computer store, pack and ship store.

The space has a new metal roof and plenty of on street free parking.

Here are some ideas for building:

  • Yoga Studio in Henderson KY
  • Bikram Yoga Studio in Henderson KY
  • Glamor Photography Studio in Henderson KY
  • Personal Training in Henderson KY
  • Retail Business
  • Real Estate Office
  • Coffee Shop in Henderson KY <Much Needed!>
  • Bicycle Shop in Henderson KY  (my favorite and reward to one who will open one!)
  • Year Round Farmers Market
  • Commercial Kitchen in Henderson KY
  • Hair Salon
  • Live and work in the same building in downtown Henderson KY
  • We can convert this space into a loft ground floor residence if there is tenant interest.

What is your DREAM business Venture?

There is a possibility that this property could be used as an efficiency apartment as well as a retail service space in the front. A good example would be a new attorney could live in the rear and have a office in the front. A solo hair stylist could live in the rear and have a salon in the front.

Northwest Kentucky Forward helps entrepreneurs in our area get started. They have various types of loans available for new businesses in our area. They have a section of their website dedicated to furthering entrepreneurship in our area. They have various types of loans available for new businesses in our area as well.

The Downtown Henderson Partnership is also another resource for information about relocating or starting a business in downtown Henderson KY.

Old National Bank area President Tony Krampe (270.831.6842) could be available to assist you as well.

The rent is approximately $850 to $1,000 per month.  The property can be rented sans a lease if necessary.

See blow for building measurements (17 x 66+1122 Sq Ft).

The poem on the marker tells the story of this collection of lifesize figures created by Archie St. Clair. The three skaters represent the decades of 1920 through 1930 and the fun and freedom children enjoyed then and still experience today in Grapevine TX.

Get the Mirror Out

Posted on February 14, 2013 Written by Nibby Priest

“Get the Mirror Out.” That is what I say to myself when I observe others doing something that I do not approve, is wrong or just socially unacceptable.

IMG_2055

This is a practice I try to do for myself to make sure that I am not doing the very same thing- of which I often am.

Mirrors are good because they return to us an exact image of what we are saying, doing and or being.

In my office, I  keep a mirror (this is the one I use) by the side of my computer.  I am constantly reviewing that mirror when I am writing emails and talking over the phone and making sure that I am returning an attitude that presents me well.  Every time I look in the mirror, I make sure that I am smiling even when times it is hard.

When is the last time you looked at the mirror for a return of your actions?  Is the mirror returning positive actions and reactions?

Ten Things to Know about Free Volunteer Tax Help (VITA)

Posted on January 29, 2013 Written by Nibby Priest

VITA_LogoEach year millions of people have their tax returns prepared for free by IRS-certified volunteers. The IRS Volunteer Income Tax Assistance and Tax Counseling for the Elderly programs provide free tax help in communities across the country.
For information about our local VITA Program in Henderson KY

For information about our regional Green River Asset Building Coalition
 (Owensboro KY based)

If you will have the Intake/Interview form completed before you come in it will help the screeners.

Here are 10 things the IRS wants you to know about these programs.

1.      The IRS sponsors both the VITA and TCE programs and works with community organizations to train and certify volunteers.

2.      The VITA program offers free tax help and return preparation to people who generally earn less than $51,000.

3.      The TCE program offers free tax help and tax return preparation with priority assistance given to people who are age 60 or older. The AARP Tax-Aide program is part of TCE and helps low to moderate income taxpayers. The IRS certifies this group of volunteers to specialize in retirement issues unique to seniors.

4.      The VITA and TCE programs provide free electronic filing. An e-filed tax return means an accurate return. E-file combined with direct deposit is the fastest way to get your refund.

5.      Using VITA and TCE can help ensure you get all the tax credits and deductions you may qualify to claim. For example, credits could include the Earned Income Tax Credit, the Child Tax Credit and the Credit for the Elderly.

6.      The IRS continues to expand partnerships with nonprofit and community organizations to offer these vital services. Thousands of free tax preparation sites around the nation are opening in late January and early February.

7.      Some sites have bilingual volunteers to assist people who speak limited English.

8.      The IRS partners with the military to provide free tax assistance to military members and their families. Volunteers receive training on tax issues related to the military. These include special rules and tax benefits for those serving in combat zones.

9.      This year at select sites, you have an option to prepare your own simple federal and state tax return. This option allows you to use web-based tax preparation software for free. This service can help people who need a little help or don’t have computer access prepare their own tax return. Volunteers at these sites guide taxpayers to help them prepare and file their own simple tax returns.

10. Local VITA site information is also available at IRS.gov. Search the word “VITA” and then click on Free Tax Return Preparation for You by Volunteers. Site information is also available by calling the IRS at 800-906-9887. To locate the nearest AARP Tax-Aide site, visit aarp.org, or call 888-227-7669.
